For our new residents, or anyone considering purchasing a home in Westminster Place, this public section of our Community Website is intended to give you an overview of our neighborhood, its surroundings, benefits, and its conveniences.

Westminster Place is a Planned Unit Development (PUD)* located just inside Knox County on Poets Corner Way. Accessed off Westland Drive, Poets Corner Way is less than a quarter mile west from Morrell Road. 

Our quiet community consists of forty eight single family residential units, occupied by ninety wonderfully diverse neighbors. Our homes, each with a distinctive curb appeal, are situated along two, gently curving, illuminated private roads. Residences range in size from 2000 to 3000 square feet, and all are fully or mostly brick construction with two car garages and all conforming to strict architectural control. Ample off street parking is provided for our residents and their guests. Our community is fully built out, with no lots available for further construction.

Owing to the benefits of the Planned Unit Development concept, our homes are clustered in the midst of open, professionally landscaped park-like common grounds featuring unique "eco-friendly" rain gardens. Our amenities include an illuminated walking trail,  a spring fed pond, park bench seating and a large gathering area featuring a gazebo. We take pride in our community involvement in the attraction of wildlife (birds, water fowl and fish) on to our common grounds. Our community is securely lit, fully and discreetly fenced from its surroundings, with all traffic into and out of our single entry/exit recorded by security cameras. 

Westminster Place is conveniently located in the Bearden area (37919), less than two miles from West Town Mall and the Dean Hill Shopping Center. We are just fifteen minutes from UT Campus and twenty minutes from McGhee Tyson Airport. Knoxville Area Transit (KAT) bus service  is available on Morrell Road, a one half mile walk or bike ride from our community.

Park West Hospital, Fort Sanders Regional Hospital, Children's Hospital, UT Medical Center and, Tennova Turkey Creek are all located within a ten mile radius of our community.  

Westminster Place is professionally managed while member directed by an involved Homeowners Association in accordance with a well established set of Covenants and Restrictions (CC&Rs). Day to day administration and maintenance is contracted by the Homeowners Association to HOA Management, Inc., a locally owned, well established, property management company. Currently, our Homeowner fees are $210.00 per month with an additional one time per year special assessment of $500.00 for our capital reserve account. Monthly homeowner fees cover the cost of professional landscaping services, Rural Metro fire protection, garbage collection and termite protection, as well as the expenses associated with routine maintenance of the external surfaces of our homes as defined by our CC&Rs. Our Capital Reserve Fund is continuously growing to accommodate the repair and replacement needs of our community's common assets in accordance with our Capital Reserve Study.
